How Is a New AC Sized for Gulf Coast Homes?
Rule-of-thumb sizing, like one ton per 500 square feet, is how many Eastern Shore homes end up with systems that are too big. An oversized AC cools the air quickly and shuts off before it has time to pull moisture out. The result is a cool but clammy house, short cycling and extra wear.
A proper install starts with a Manual J load calculation. The contractor looks at square footage, insulation, window area, sun exposure and air leakage, room by room. Good contractors also check the ductwork against Manual D duct design principles, because a new system on undersized ducts won’t perform as rated.
Ask for an AHRI matched system, meaning the outdoor unit and indoor coil are certified to work together at the rated efficiency.
Efficiency: SEER2, EER2 and Compressor Type
Since 2023, new systems are rated in SEER2 and EER2, which use tougher testing than the old SEER numbers. In the Southeast, new split ACs have to meet a higher minimum than in northern states. Beyond the minimum, you have choices:
- Single-stage compressors run full speed or off. They cost less up front.
- Two-stage compressor systems run on low most of the time and high on the hottest afternoons. Longer, gentler cycles remove more humidity.
- Variable-speed inverter systems adjust in small steps. They’re the most efficient and the best at humidity control, at a higher price.

What Happens on Installation Day?
The contractor removes the old equipment and recovers its refrigerant, sets the new condenser, and installs or replaces the indoor coil. The copper line set is either replaced or cleaned with a line set flush, especially when moving away from an R-22 phase-out system. Before charging, the system is pulled into a deep vacuum and checked with micron gauge evacuation to make sure it’s dry and leak-free. Then the thermostat is set up, the system is tested and the permit inspection is scheduled.
